Jeonse vs Wolse Explained: Protecting Your Deposit as a Foreigner

Published 2026-10-19

Korean rentals use deposits that are far larger than in most countries, and the deposit is often the biggest sum of money a foreign resident has in Korea. This guide explains the three contract types, then the steps that legally protect your deposit — including the step that is different for registered foreigners.

Jeonse, wolse and ban-jeonse

TypeDeposit (보증금)Monthly rent (월세)Main risk
Jeonse 전세Very large, often a big share of the home's priceNoneLandlord cannot return the deposit at the end
Wolse 월세Small to moderateYesLower deposit risk, higher monthly cost
Ban-jeonse 반전세Large, but below jeonseYes, lower than wolseMix of both

In every type, the deposit is returned when you move out. The legal protection below matters more the bigger the deposit is.

Before signing

  1. Read the property register (등기부등본). Anyone can view it online at the Supreme Court Internet Registry Office (iros.go.kr). Check that the owner named there is the person signing, and look at the mortgage section (을구): existing loans are repaid before your deposit if the home is sold at auction.
  2. Meet the owner or check the power of attorney. If an agent or family member signs for the owner, ask for a power of attorney with the owner's certified seal certificate.
  3. Pay the deposit to the owner's account, not to a third party, and keep the transfer record.
  4. Use a licensed real-estate agent (공인중개사). Licensed agents carry professional liability insurance and must explain the property in a written statement.

3. Deposit guarantee insurance (전세보증보험)Offered by public guarantors such as HUG and HF, and some private insurersThe insurer pays your deposit if the landlord cannot

Courts have applied the same protection to registered foreigners who filed the change-of-address report.

FAQ

Can I get the fixed date without the address report?
Yes, but priority in an auction needs both: the address report and the fixed date. Do both on move-in day.
The landlord asks me not to report my address. Should I agree?
No. Without the report you lose the right to stay against a new owner and your priority for the deposit.
Is jeonse cheaper than wolse?
It can be, because you pay no monthly rent, but your deposit carries risk and could earn interest elsewhere. Compare the total cost over the lease with your real numbers.
